LANDLORD LICENSING AND INSURANCE
Once you have agree to rent your Property with Illustrious Lettings and Property Management we will confirm that you own the property or can act on behalf of the landlord and that you have the correct Landlord Licence to ensure that you legally comply with the requirements of being a landlord.
PROPERTY ANALYSIS
Once a property has been submitted and a suitable management package has been selected the first stage is to complete a property analysis to determine the condition of your property. This includes recording pictures, media, the property description and the floor plan which will be used to market the property.
PROPERTY LISTINGS
Once a property analysis has been completed your property will receive extensive marketing on all Illustrious Lettings and Property Management marketing sites, Right Move, Zoopla, Primelocation.com and many other sites to maximise your lettings potential. We will also deal with all of the enquiries and property viewings.
CONTRACT NEGOTIATIONS
Illustrious Lettings and Property Management will complete a detailed tenant search and selection referencing check which will include a full credit check, employers reference, landlord reference for the last 6 years and a financial vialbility assessment. Once the checks have been completed we will proceed with contract negotiations and renewals administration were required to successfully let your property.

REPAIRS MANAGEMENT SERVICE
Illustrious Lettings and Property Management provide a repairs and maintenance management service. A monthly fee will be charged to manage, identify, plan and schedule repairs to ensure the property remains in good condition. The monthly management charge is £39 per month

There is a separate charge to cover the cost of day to day repairs and complaince repairs.

DOMESTIC ENERGY PERFORMANCE CERTIFICATES
Energy performance certificates came into effect in August 2007 in England. EPC's are required for every property that is to be sold or rented from 1st April 2018 as a result of The Energy Efficiency Standards. The certificate will be required to have a minimum rating of E and Properties with a rating of F or G will be illegal to let until improvements works have been completed and a new certificate has been issued. The certificate lasts for 10 years and includes information on energy use, costs and recommendations to reduce energy use.
COMMERCIAL AND DOMESTIC VOID AND EXIT PROPERTY CLEANS
Clearing a property after a tenant has vacated or been evicted from a property can leave you facing a variety of cleaning and hygiene problems that need to be resolved quickly so that the property can be fully restored and placed back on the market or re-tenanted. This may require a straightforward spring clean after the property has been vacated however it may require a more in-depth hygiene clean. Illustrious Lettings and Property Management complete Void & Exit Cleans of tenanted properties for Housing Associations, private landlords and we also do commercial cleaning.
Satisfying Registered Social Landlord’s requirements for a fast turnaround of properties between lets is paramount to their own income stream. provide a regular volume of properties for occupants whilst reducing waiting lists, and ensuring a clean, comfortable living environment for your tenants.
LANDLORDS INSURANCE
With the recent changes in current legislation imposed on  rent deposits and tenants damage there is now a higher priority to protect a landlords assets. In order to mitigate the risk to your property associated with Malicious damage or rent arrears, tenants will be required to have landlord insurance. Rent Guarantee will also be offered to Landlords who commission the fully managed serviced packages.
