NO TENANT FEES

Illustrious Lettings and Property Management do not charge hidden tenant fees to perspective tenants. There is a one off administration fee of £49 during initial registration but we do not charge any other fees in relation to the tenancy.  This includes free amendments, deposit registration, free check in/out and contract renewal which allows you to rent from a private landlord without the worry of excessive charges.

COMPETITIVE RENT DEPOSITS

The rent deposit is in line with Government Policies and recommendations and has been set at 1 weeks rent. Your deposit will be registered with Mydeposits and you will receive a copy of the notification.

Once you move your deposit will be refunded in 10 working days.

For housing benefit tenants who are utilising the Council Bond Scheme deposit confirmation must be received in writing  prior to the commencement of a tenancy.

SECURITY DEPOSIT

You will be required to leave a security deposit in the event that any damage may occur to the property you are renting.  The deposit will cover damages beyond fair wear and tear. This will be based on your initial credit check and can be 1-6 weeks rent. On average the Security deposit is 2 weeks rent.

Once a tenancy has been terminated we will complete an inspection against the inventory, check meter readings and collect the keys. The inspection will record any damages to be deducted from the deposit.  Fair wear and tear will be considered during this process. The deposit will then be refunded within 10 working days. Any disagreements will be dealt with by the deposit scheme via their dispute resolution service. 

REPAIRS & MAINTENANCE

Previously letting agents have failed their tenants by lacking the skills and experience to manage the repairs and maintenance that is required to maintain the property. Illustrious Lettings and Property Management have allocated priorities including emergency, urgent and routine so the tenant is informed of a date and time for a repair to be completed.

PROPERTY VIEWINGS & INSPECTIONS

Viewings are available 7 days per week and are also available on some evenings (subject to request).

Once a tenancy has been secured there will be regular tenancy inspection every 6 months to ensure that you comply with the tenancy conditions and also identify any repairs issues. 

REFERENCES

In order to complete the reference check you will be required to complete an online application that covers a credit check, employer reference and a financial reference. If the credit score is low you will need a gaurantor who must be credit checked as they will be liable should you not be able to make your rent payments. All references are done online and the tenant does not pay us they pay online with a card payment.

Reference submission does not gaurantee a property. Decisions depend on the references acquired and are made in consultation with the landlord.

LANDLORD INSURANCE

In order to reduce the stress of paying for any damage caused to the property or rent arrears, tenants will be required to purchase landlord insurance to reduce their liability to the landlord.
